About This Document
Caderneta Predial is the Portuguese Tax Authority (Autoridade Tributária e Aduaneira) property-matrix document for a property registered for tax (IMI) purposes. It is based on the tax-property matrix, not the Land Registry, and should not be used as a substitute for the Certidão Permanente de registo predial (the land-registry certificate).
For an urban property, Portuguese tax law provides that the matrix records information including the owner, usufructuary or surface-right holder identification and tax details, the property's location and description, the elements used to calculate the taxable property value, and the Valor Patrimonial Tributário (VPT). This is fiscal, property-matrix information — not a complete land-registry or legal due-diligence report.
Caderneta Predial and the Certidão Permanente de registo predial are sometimes used together in a property file, but they are complementary records, not substitutes for one another.

Official Portal das Finanças route
Portal das Finanças offers a Caderneta consultation service. There is one Caderneta per matrix property.
Who can access it
Caderneta Predial is not simply public land-registry information available to anyone. Portuguese law provides specific access routes for the taxpayer or property holder and for certain professionals — lawyers and solicitors can access Caderneta information in professional matters connected with the effective interest of their clients, subject to confidentiality. If you are not the property holder, share the case context first so the permitted request route can be confirmed.
Land Registry is separate
The Certidão Permanente de registo predial is a distinct land-registry document. Where a case needs both records, they are requested separately.
Important note
Apostille or certified translation are only needed if a receiving institution specifically requires them.
