Start with the question the document must answer
The easiest way to choose the right Portuguese property document is to start with the job, not the document name.
If the receiving party needs to know who owns a specific property, what rights are registered or whether mortgages, attachments or other encumbrances exist, the Land Registry is normally the relevant system.
If the request is about the tax description of the property, its article in the tax matrix, its characteristics or Valor Patrimonial Tributário (VPT), the relevant document is normally the Caderneta Predial.
If the request simply says "proof of property ownership", send us the exact wording. We match that requirement to the Portuguese document before anything is ordered.
Property Registry Certificate: legal status of the property
The Portuguese Land Registry records the legal situation of real estate.
The Certidão Permanente do Registo Predial shows the registrations concerning the property and pending registration requests. It is kept updated while valid and is accessed online by code.
This is the document family to start with when the question is ownership, mortgages, attachments, other registered charges or the legal registry status of a particular property.
Caderneta Predial: the tax record
The Caderneta Predial comes from the Portuguese Tax Authority, not the Land Registry.
It identifies the property in the tax matrix and can show its location, physical and tax characteristics, the owner or tax-holder information recorded in the matrix and the Valor Patrimonial Tributário (VPT).
It is useful when the receiving process asks for the Portuguese tax record, article matricial, VPT or other matrix information.
The two documents are not substitutes
A Caderneta Predial can contain owner information, but it is not the Portuguese Land Registry.
A Land Registry certificate can show the legal ownership and registered charges of a property, but it is not the Tax Authority's property matrix.
Some files need only one of them. Others ask for both because the receiving party wants to compare legal-registry and tax-matrix information.
If you need proof that a specific property belongs to someone
For legal ownership of a particular Portuguese property, start with the Land Registry record.
The registry certificate is the document used to establish who is registered as owner and what rights or encumbrances are recorded against the property.
If the authority asking for "proof of ownership" actually wants a tax document, a current Caderneta Predial may also be relevant. Send us the request and we will separate the two jobs.
Using a Portuguese property document abroad
If the property document is going to a foreign bank, court, authority, notary, inheritance professional or other institution, the Portuguese retrieval step may be only the beginning.
Depending on the document and destination, the file can continue with apostille, certified translation, paper preparation or international delivery.
