Use the Land Registry for the legal ownership of a specific property
The Portuguese Land Registry records the legal position of real estate.
A current property registry certificate can show who is registered as owner and what rights, mortgages, attachments or other encumbrances are recorded against that property.
This is the document family normally used when the requirement is to prove the registered ownership of a specific Portuguese property.
Caderneta Predial is a different document
The Caderneta Predial comes from the Portuguese Tax Authority.
It can contain owner or tax-holder information, but its job is the property tax matrix: identification, characteristics and VPT.
If the receiving party needs legal Land Registry ownership, do not substitute a Caderneta Predial just because it contains a name.
What we need to identify the property
Send as much as you have:
- property address
- district, municipality and parish
- Land Registry description number, if known
- tax article number, if known
- autonomous-unit letter for an apartment, if relevant
- owner name
- the request or checklist from the receiving institution

Common reasons for requesting ownership proof
A property-ownership document may be requested for:
- a bank or financing file
- inheritance or probate
- a court or legal proceeding
- a foreign tax or administrative authority
- a property transaction

- proof of assets abroad
The document needed can change with the purpose, so send the exact requirement when you have it.
If the document will be used outside Portugal
A Portuguese property registry document may need further preparation before a foreign institution will accept it.
