About This Document
A Certidão Permanente de registo predial is the official Portuguese land-registry certificate. It provides online, real-time access to the registrations in force and the pending registration requests for a described property during the subscription period. In Portugal, the access code replaces a paper land-registry certificate before entities.
Any person can request one online, and no digital certificate is required just to make the request. The property is identified by district, municipality, parish and land-registry description number; tax-matrix information can help locate the property, but the land-registry description must be confirmed before the certificate is made available. A standard subscription lasts six months and the information remains permanently updated during its validity.
Note two related but different records. Informação Predial Simplificada is non-certified property-registry information — useful for reference, but without the legal value of the Certidão Permanente. Caderneta Predial is a tax-property record from Autoridade Tributária and is a different document from the land registry. The certificate reports the registrations currently in force and pending requests; it is not, by itself, a complete legal due-diligence report.

How to Obtain This Document
How the request works with Portugal Papers:

Send your email and the property information you have (address; district / municipality / parish; land-registry description number if known; matrix article or Caderneta Predial information if available; purpose or receiving institution). 2. We confirm the land-registry identification and request path. 3. We request the Certidão Permanente and check access. 4. You receive the official access code and any additional preparation ordered.
Requesting it yourself
Any person can request online. The official online subscription is €15 for six months; a request made at a property-registry service costs €20. The request identifies the property by district, municipality, parish and land-registry description number — matrix information can help locate the property, but the land-registry description must be confirmed before the certificate is made available.
How it is used
In Portugal the access code replaces a paper land-registry certificate before entities. Printing the online information does not by itself have the legal value of the certificate — the access code is the official consultation method.
