Three documents that should not be confused

Certidão Permanente de registo predial

Certified, continuously updated land-registry information showing registrations in force and pending registration requests for a described property during the subscription period.

Informação Predial Simplificada

Non-certified property-registry information. Useful for information, but it does not have the legal value of the Certidão Permanente.

Caderneta Predial

Tax-property information from Autoridade Tributária. It is a different record from the land registry.

Property registry extract

Useful when a professional case requires Portuguese property registry information, ownership context or land registry confirmation.

Caderneta predial

Useful when the request involves Portuguese tax property records, property identification or administrative property information.

Apostille and certified translation

Information needed to identify the property

For the official online Certidão Permanente request, the property is identified by district, municipality, parish and land-registry description number. Matrix information can be used to help locate the property, but the land-registry description must be confirmed before the certificate is made available.

For use outside Portugal, the receiving institution may require apostille, certified translation or another source-document format. The Portuguese online access code does not by itself determine foreign acceptance.

Is a Certidão Predial the same as a Caderneta Predial?

No. The first is land-registry evidence; the second is a tax-property record.

Does the property certificate show the full ownership history?

The Certidão Permanente reports registrations in force and pending requests. Do not treat it as a guaranteed complete historical narrative.

Can anyone request it?

Yes. The official FAQ states that any person can request a Certidão Permanente online and no digital certificate is required just to order it.
